Are real-estate stocks a smarter investment than actual properties or traditional stocks? Generally, yes. When you purchase a real-estate stock, you are purchasing a share in a Real Estate Investment Trust, or REIT, which buys, sells, and develops income-producing properties (apartment complexes, retail buildings, hotels). Perhaps their greatest advantage over traditional stocks involves dividends. Regular companies are under no pressure to offer them; REITs must distribute 90 percent of their taxable income to shareholders. As for actual properties, "you could probably make more money through home ownership, but that can be more of a hassle than it's worth," says John Bentamin, a professor of finance and real estate at American University, in Washington D.C. "And rental real estate historically has the same returns as REITs - about 10 percent - so why fool around with personal ownership?"
