Landed Housing Continues to Dominate, LPKR Accelerates Sales Amid Strong Market Enthusiasm

Jakarta, November 12, 2025 – The latest data from Rumah123 shows that landed houses remain the top housing choice for Indonesians. As much as 62.4% of consumers continued to favor landed housing as their preferred residential type during the first half of 2025.

“Landed houses remain the public’s top choice. Demand far outpaces other property types,” said Marisa Jaya, Head of Research at Rumah123.

From a geographical perspective, Tangerang dominated the national market as the area with the highest demand for landed homes, contributing 16.8% of total demand, followed by South Jakarta (11.4%) and West Jakarta (9.8%). These figures reinforce Tangerang’s position as an increasingly attractive residential area, supported by improved transportation access and the development of new townships.

Rumah123 data also revealed that the 45–54 age group represented the largest segment of homebuyers in the first half of 2025, accounting for 26.5% of total demand. Marisa explained that this age group typically enjoys greater financial stability, enabling them to make major investment decisions such as purchasing a home.

Nevertheless, younger generations continue to play an important role. The 25–34 age group (late Gen Z and early Millennials) accounted for 25.5% of total demand, followed by the 18–24 age group at 21.3%.

According to Marisa Jaya, while purchasing power among younger buyers may not yet match that of older age groups, Gen Z and Millennials demonstrate strong enthusiasm for property ownership. This presents significant opportunities for industry players to tailor education, marketing strategies, and financing schemes that are more accessible to younger buyers.

Capitalizing on this positive momentum, PT Lippo Karawaci Tbk (LPKR), Indonesia’s leading integrated real estate and healthcare services platform, through LippoLand, continues to strengthen its presence by introducing new residential and commercial products in Park Serpong, Tangerang.

Despite ongoing macroeconomic challenges and fluctuating consumer purchasing power, LPKR recorded pre-sales of Rp4.02 trillion as of the third quarter of 2025, equivalent to 64% of the Company’s full-year target.

This performance was driven by strong demand for both affordable and premium landed homes, which accounted for 70% of total pre-sales. These products attracted both first-time homebuyers and end-users seeking high-quality homes with strong investment value. Two flagship developments—Park Serpong Phases 4 & 5 and Metropolis Marq Estate in Tangerang City—were the primary contributors to this achievement.

From a financial perspective, revenue from the real estate segment grew 74% year-on-year to Rp5.5 trillion, supported by timely unit handovers, while EBITDA reached Rp843 billion, reflecting operational efficiencies and optimal project execution.

Over the first nine months of the year, LPKR delivered a strong overall performance. The Company recorded net profit after tax (NPAT) of Rp368 billion, with revenue of Rp6.51 trillion and EBITDA of Rp997 billion. LPKR also maintained a solid liquidity position of Rp2.2 trillion, underscoring its sound and disciplined financial management.
