LPKR Expands Strategic Projects Amid Growing Housing Demand
Jakarta, 2 June 2025 – The April 2025 edition of Rumah123 Flash Report highlights Tangerang as the most sought-after location for residential property searches in Indonesia. The city contributed 15.6% of total national housing listing demand, outpacing South Jakarta (11.5%) and West Jakarta (9.5%).
On a month-on-month basis, Tangerang also recorded the highest increase in popularity, rising by 0.5%, followed by South Jakarta (0.3%) and North Jakarta (0.2%) in the Greater Jakarta area (Jabodetabek).
In addition to demand, the report also pointed to annual property price growth exceeding inflation rates in several cities as of March 2025. Six cities posted significant growth: Yogyakarta (8.9%), Denpasar (6.8%), Semarang (2.4%), Medan (2.0%), Tangerang (1.3%), and Depok (0.9%).
Responding to this positive trend, PT Lippo Karawaci Tbk (LPKR) — Indonesia’s leading real estate and healthcare platform — reaffirmed its commitment to expanding its residential portfolio across key strategic projects, including Park Serpong in Tangerang, which will offer a diverse range of housing options targeting both young families and the premium market.
According to John Riady, Group CEO of Lippo Indonesia, the expansion also includes projects in Lippo Cikarang Cosmopolis and Tanjung Bunga Makassar, as part of the company’s commitment to strengthening its presence in high-growth areas across Indonesia.
In Q1 2025, LPKR’s real estate segment revenue rose 39% to IDR 1.74 trillion, supported by on-schedule handovers and land plot sales. Gross profit reached IDR 577 billion, with EBITDA of IDR 321 billion and an EBITDA margin of 18%.
From January to March 2025, LPKR successfully marketed a variety of property developments, including 18 landed residential projects, 1 low-rise, 1 mid-rise, 4 high-rise developments, and 8 commercial shophouse (ruko) projects. Key project launches in Q1 included Phase 4 of Park Serpong and the Blackslate Series in Tanjung Bunga.
LPKR recorded IDR 1.26 trillion in marketing sales (pre-sales) in Q1, or 20% of its 2025 annual target, with landed housing contributing 80% of the total.
