Tangerang Emerges as the Epicenter of the Landed Residential Market in 2025, LPKR Strengthens its Presence Through Park Serpong

Jakarta, November 3, 2025 — The Director of Strategic Consulting at Cushman & Wakefield Indonesia, Arief N. Rahardjo, stated that the residential housing market across Jakarta, Bogor, Depok, Tangerang, Bekasi (Jabodetabek), and Karawang delivered solid performance in the first half of 2025.

Out of a total of 6,429 newly launched housing units, Tangerang once again affirmed its position as the leading supply hub for landed residential properties, contributing more than half of the total supply at 52%.

Arief noted that while the lower-middle segment (IDR 700 million–IDR 1 billion) continued to dominate supply with a 27% share, an encouraging trend emerged during the period, with new housing supply becoming more evenly distributed across all segments—reflecting developers’ growing confidence in the market. The middle segment priced between IDR 1 billion and IDR 1.7 billion accounted for 23% of total supply, followed by the upper-middle segment at 22% and the high-end segment at 20%.

He further added that despite a larger number of affordable housing launches, the middle segment priced between IDR 1 billion and IDR 1.7 billion proved to be the most in demand, contributing 53.3% of total transactions. This trend indicates that homebuyers are increasingly willing to upgrade, seeking higher-quality residences.

In terms of absorption, Tangerang led the market with an average absorption rate of 19.5 units per project per month—significantly higher than Bogor–Depok, which recorded an average of 9.3 units per month. This illustrates that Tangerang not only offers substantial supply, but also enjoys strong and sustained demand.

This performance was further supported by sustained demand for both affordable and premium landed homes across various regions, including Park Serpong, which contributed 67% of total presales—reflecting strong interest from both first-time homebuyers and end-users.

Group CEO of Lippo Indonesia, John Riady, stated that presales results and financial performance for the first half of 2025 were driven by the timely handover of various products across multiple locations. He also added that LPKR’s affordable housing strategy, complemented by offerings in the premium segment, has continued to support strong presales performance.
